  • Caloocan

    In the far north of Metro Manila, Caloocan offers houses and lots in one of the more developable areas on the outskirts of Metro Manila. You can find affordable houses and lots as well as apartments from Bagumbong which is in close proximity to the local malls, schools, hospitals, and wet markets.


    Townhouses that feature 3 bedrooms and 2 bathrooms are also quite common in this area which means it is a solid choice for families looking for an affordable but spacious lot. Vacant lots are available on Amparo, Caloocan if you want to start from the ground up which allows for more variety and control over the lots that you purchase. If commercial properties are more to your tastes, you may get a lot from Sangadaan which is geographically strategetical due to high vehicle and foot traffic in this area.


    Lastly, studio condominiums are available in Camarin further north which provides a plethora of leisure and practical areas to visit.


  • Las Piñas

    Las Piñas is marked as one of the landmarks of the Southern Metro life with close proximity to the airport in Parañaque, the bustling business center of Muntinlupa, and the distant vacation getaways in Cavite, Laguna, and Batangas. This makes Las Piñas a great place to settle down thanks to the accessibility of many amenities. Arguably the most known area to get a property in Las Piñas is the BF Homes Resort group.

If you want something more temporary, you may opt for the Veraville Home Studio Apartments which is in very close proximity to SM Southmall and Village Square which means it’s very convenient for those who enjoy the Metro South life. You also have options from Camella Homes, Alea Residences and the South Residences for those who want more private but still affordable options near and around Las Piñas.


  • Marikina

    Known as the Shoe Capital of the Philippines, Marikina offers surprisingly low-cost and affordable homes for those who enjoy the somewhat provincial but still bustling life. Homes with 55 to 65 square meters for under 3 million pesos are commonplace in Marikina and would be perfect for those with a very tight budget for a property.


    Concepcion Dos offers larger lots at slightly higher costs but features potentially more convenient options with the inclusions of carports, balconies, and garden spaces. You may also opt to go to Marikina Heights for those who need a large lot and have a slightly deeper pocket which makes it perfect for big families.


    Nangka takes it down a notch, similar to Conception Dos with feature-rich but affordable homes. Lastly, Parang offers luxury without spending more than 6 million pesos which would be a bargain if you can find the perfect home here.


  • Malabon

    Going west brings us to Malabon, closer to the seas and generally more seaside lot offerings. You may know them for Pancit Malabon, but they bring more than just flavor to your life! Affordable, multistory homes are commonplace in Malabon.


    You may find multi-storey townhouses in Tugatog for as low as 6 million pesos which have all the amenities that you might need like car garages, dirty kitchens, balconies, kitchen spaces, and more. If you’re looking for affordable industrial or residential lots instead, driving to Catmon might offer better options due to the developmental potential in this area. The same can be said for Tinajeros with secure but large lots for your industrial needs.
